Project Overview
Roof Source recently completed a full re-roof (membrane overlay) of an approximately 70,000 square foot ballasted EPDM roofing system on a multi-tenant commercial property in Centennial, Colorado.
The existing roof system was nearing 30 years of service life and had developed multiple active leaks, primarily due to aging membrane conditions and the high volume of rooftop penetrations. These deficiencies were actively impacting tenant-finished spaces below, creating operational disruptions for the building occupants.
To provide a cost-effective and efficient solution, our team executed what we commonly refer to as a membrane swap (overlay system). This approach allowed us to restore the roofing system without a full tear-off, minimizing disruption while maintaining performance and long-term reliability.
Scope of Work
- Carefully removed and stockpiled existing ballast (river rock)
- De-stressed and prepared the existing EPDM membrane for overlay
- Installed 1/2” fanfold insulation across the entire roof surface
- Installed new 60-mil Elevate EPDM membrane system
- Properly flashed all penetrations, curbs, and edge conditions per manufacturer requirements
- Reinstalled ballast, evenly distributing rock to meet system requirements
Results & Outcome
- Eliminated all known active leaks affecting tenant spaces
- Extended the life of the roofing system with a manufacturer-backed 20-year warranty
- Delivered a cost-effective alternative to full replacement
- Completed the entire project in under four weeks with minimal disruption to tenants
